By law, every society in redevelopment must have a website

We make that website. And we put an AI inside it that answers your members.

Your members just ask. By typing, or by speaking. In Marathi, Hindi or English.

All your notices, agreements, drawings and approvals in one safe link. A separate page for every flat. And an AI assistant, so nobody has to search for anything.

What every member sees Updated 28 Aug

This is what a member sees on his phone. Every society gets its own.

This is what makes it different

Ask. Speak. Get the answer at once — in your own language.

Most members will never search a website. They will not open a file and look for a number. So we put an AI assistant inside the portal. The member types his question, or presses the mic and speaks it. The answer comes at once, from his own society's papers.

Old members who find websites hard, but can talk easily
Members who do not use computers at all
Anyone who finds speaking easier than typing
Members who are comfortable only in Marathi or Hindi
Members abroad who want one quick answer at midnight

माझं या महिन्याचं भाडं आलं का?
होय. या महिन्याचं भाडं ५ ऑगस्टला जमा झालं आहे. पावती कागदपत्रांमध्ये आहे.
What is a PAAA? Should I sign it?
It is your own agreement with the builder. It writes down your flat, your area after redevelopment, and your rent. It is your protection. Your draft is ready with the committee.
Type your question, or press and speak

An example. The AI answers only from that society's own portal. It does not guess and it does not make things up.

Open for you. No password needed.

See the full portal yourself.

This is the complete working portal with sample society data. Open it, go through every page, read the papers, and ask the AI assistant a question yourself.

A real society's portal always stays password protected, because it has members' names, areas and rent records. This one is open so you can see everything without anybody's private details showing.

This is not our idea. It is the law.

Under Section 79(A), a society that has decided to go for redevelopment must make a website. It must have the notices, the meeting minutes and the PMC's feasibility report on it, and every member must be able to see it.

The rule says the society shall make a website. Not may. Shall.

Government notification under Section 79(A), Maharashtra Co-operative Societies Act, 1960. Dated 3 January 2009, revised 4 July 2019. The same notification also makes it compulsory to appoint an architect or PMC.

Do not take our word for it. Read it yourself:

But almost nobody makes one. Most societies manage with a WhatsApp group, or a Drive folder sent to whoever asked. That is fine until one member questions the process. Then there is no proper record, and it becomes the committee's problem.

Four years of answering the same questions.

Redevelopment takes three to five years. The committee changes. Members shift to rented flats, some go abroad. The information is not kept anywhere. It stays in the secretary's phone.

The society group, every month:

Any update on the CC?
Please send the agreement again
My rent has not come this month
Is it true we are getting less area?

With the portal, the member just asks the AI. He gets his answer in one minute, and nobody has to reply to him.

The committee

Answers the same questions every month for four years. And later cannot show what was told to members, and when. One unhappy member is enough to make it a legal matter.

The members

Old members trying to read a 21 MB PDF on a phone. Members abroad hearing about their own flat from someone else. Slowly both start feeling something is being hidden.

You

Every hour spent sending the agreement again, explaining IOD again, or calming a meeting that started from a rumour, is an hour not spent on the project.

What is inside the portal.

Made for the way a redevelopment actually runs, not copied from some general software.

AI assistant — ask or speak
Members do not have to search. They type or speak a question in Marathi, Hindi or English and get the answer at once, from their own society's papers.
Approval status
IOD, Plinth CC, full CC, OC, possession. Each one with its date, which office gave it, and the certificate attached.
A page for every flat
Area now and after, corpus money, rent and when it last came, agreement status, parking. In simple words.
All papers in one place
Development Agreement, PAAA drafts, approved plans, feasibility report, structural audit, tender papers. All with dates. Exactly what 79(A) asks for.
Notices and meeting minutes
Every notice and every meeting record, put up with the date it was sent. Two years later, this is what protects the committee.
Your name on it
Your firm's logo, your colours, your own domain if you want. The society sees the portal as yours, because it is yours.

You pay only after you see it.

₹0 to start. No advance.

First we build your full portal with your own data and make it live. You see everything working. Only then you pay.

You send us your papers

2
We build your portal
Your data goes in. Your logo, your colours, your society's name, and the AI assistant that knows your papers. All three languages. About five working days.

3
Your site goes live. We send you the link.
Everything is ready and working. Open it, check every page, and try the AI assistant. Take your time.

If you do not like it, you simply say no and you pay nothing.
Pay ₹48,500
5
We make all your changes
Corrections in figures, wording, what should stay private, anything you want changed. Two full rounds are included.
Pay ₹0
6
Handover. You pay the balance 50%.
Everything is final. You confirm you are happy, and the link goes to all your members.
Pay ₹48,500
After that, it is your choice
Either I look after the portal for you at ₹5,000 a month, or I hand the whole site over to you and you keep it yourself. Both are fine.
₹5,000/month — optional

Total ₹97,000, in two equal parts of ₹48,500. GST extra. The ₹5,000 monthly is optional and starts only if you want me to keep looking after the portal.

Who is this for?

Three kinds of people use this, for three different reasons.

If you are a PMC or architect

The society has to make this website by law. If you give it to them, the job is done and your name is on it.

You show a working portal in the society meeting. The other consultants do not have one.
Members ask the AI instead of ringing your office all day.
Your firm's logo stays on the portal for the whole project, in front of every member.
Special rate if you handle more than one society.
If you are a developer

Most fights with members start because they do not have information. When they can see everything, the fights become less.

Members check their own flat, rent and agreement on the portal, or just ask the AI. Your site office gets fewer calls.
Every notice and payment is on record with a date. If a member later says he was not told, you have proof.
One arrangement for all your buildings, with your branding on each one.
If you are a society committee

You need this website by law. And it will save you from answering the same questions for the next four years.

Section 79(A) is taken care of, properly and on record.
If a member questions the process two years later, you can show what was told and when.
Old members do not have to learn anything. They just speak their question to the AI.
Not sure which one you are?

Send me one message on WhatsApp with your society or project name. I will tell you in five minutes whether this is useful for you or not.

Who you are dealing with

One person. You talk to me directly.

I build software, and I build these redevelopment portals. I am not an agency and I will not pass you to a call centre. You deal with me directly for the whole project, on WhatsApp and on video calls at Indian hours. I take only two societies at a time, so that each one is done properly.

Already running
A Mumbai society portal is live today and used by its members. The video above shows it, screen by screen.
If I am not available
Ask any time and you get the full site, all files and the hosting handed over. Nothing is stuck with me.
Before any paper reaches me
We sign a one-page written agreement about what I keep, why, and what happens to it at the end.
Reply time
Same day on WhatsApp, Monday to Saturday. Updates you send usually show on the portal the same day.

Your members' information stays safe.

This portal has members' names, flat areas, rights, rent payments and sometimes their disputes. Put all that on the open internet and you have not helped the society. You have put it in danger.

Nothing opens without the password
The password is checked before the page opens, not inside it. No guessed web address will open a paper.
The AI assistant knows only your society
The AI answers only from your own papers and nothing else. It cannot see another society's portal, and another society cannot see yours.
Sensitive papers stay out
Court papers, personal money matters and anything naming a member in a dispute are kept out. I always ask you first before adding anything like that.
You can take everything and go
Ask any time and you get a full copy of every paper and record, plus the site files. There is no lock-in and nothing is held back.

Simple price. Nothing in advance.

A PMC's fee on a redevelopment is usually about two per cent of the project cost. On a twenty crore project that is about forty lakh. This portal costs much less than one per cent of that.

Society portal For one society ₹97,000 one time

The full portal made from your papers, ready in ten days. AI assistant, hosting, password, updates whenever you send them, and everything in Marathi, Hindi and English.

₹48,500 after you approve it + ₹48,500 at handover
Most societies take this
Looking after it, later Only if you want it ₹5,000 a month

I keep the portal running and put up your updates. If you do not want this, I hand over the whole site to you at handover and you keep it yourself. Your choice, and you can stop any time with one month's notice.

Optional
Tender data room For a society calling developer bids ₹55,000 ninety days

Every bidder gets exactly the same papers, and you get a record of who opened what and when. If a losing bidder later says the process was not fair, you have the proof. Becomes the full portal once the developer is chosen.

All amounts are without GST. PMCs and developers handling more than one society get a special rate — just ask me. No lock-in, and the society always keeps a full copy of all its papers.

Common questions.

Do we really not have to pay anything at the start?

Our members will never use a website. Will they use this?

Can the AI give a wrong answer?

You are in Australia. What if we need someone here?

What if something happens to you? We cannot get stuck.

We have a WhatsApp group. Why pay for this?

Our society app already has a documents section.

What happens when the project is finished?

Send me your papers. I will show you the portal.

No proposal file, no long meeting. Send the Development Agreement and the flat list of one society, and I will make you a working portal. If it is not useful when you see it, we have both lost one afternoon, nothing more.
